Subbie Tip #5 – How The Right Lender Impacts What You Can Borrow
Some people believe that there’s only ONE mortgage lender willing to use CIS Gross Income to calculate mortgage affordability but, happily, they’re WRONG! I have access to, and work with, a range of lenders every day, so whatever your personal services, there will be a lender out there that’s just right for you.
Every CIS Subcontractor client I help to get a mortgage comes to me with a different set of circumstances, for example:
- Varying size of deposit; some with only 5% saved up
- Less than two years self-employment records
- Less than two years UK residency, again meaning less than two years relevant self-employment figures
- Low Credit Scores or a less than perfect credit history, often including late payments, defaults and even County Court Judgements
It’s also the case that (possibly) the most well-known lender for CIS subcontractors will only look at gross income from the last 13 weeks; fine if you’ve been busy but not so good if you’ve had a quieter period or a holiday break!
